That means electric vehicles will soon appear on the nation’s car-rental lots.Hertz, the country’s largest rental company, plans to begin renting an electric sedan called the CODA in Southern California sometime next year. The car has yet to reach the market – but when it does, Hertz will be one of its first buyers.Enterprise, another giant in the car-rental industry, also has electric-car plans up its sleeve.

Enterprise expects to buy and rent 500 Nissan Leaf hatchbacks; it will also purchase as many as 100 CODAs once that model goes on sale.Like Hertz, Enterprise is targeting the Southern California market. It also plans to offer EV rentals in Phoenix, Nashville, Seattle and Portland, Oregon. Why those cities? They’re the only parts of the country with an adequate charging infrastructure.

Now, reading this got me thinking so I had a quick search around for some more articles on the subject and discovered some more niceposts! e.g. The canary in the Southern California housing market signifies a … posted last week, by drhousingbubble, on Dr. Housing Bubble Blog:

  How farfetched is this?  It is closer than you expect:SoCal:May 2010 median price:                                $305,000September 2010 median price:                  $295,500October 2010 median price:                        $283,000Given the typical weakness of January and February coming up, is it possible to see an $8,500 decline in the median price?  Of course!  Because if the median price drops by $8,500 from where we stand today and stays that way until May of 2011 there is your “outlandish” 10 percent drop.  That is why I actually think Southern California has a lot more dropping than some people expect.  The trend is rather obvious.  The buyers who jumped in 2008 and 2009 thinking it was the bottom didn’t realize it was a trap.

The Internet has leveled the playing field, and buyers are paying attention — they are checking the comps closer than ever, and they are not going to overpay for a house.”I was listening to Planet Money on NPR a few days ago and they had some ex-Freddie Mac worker apologizing about the housing fiasco.  He mentioned that Freddie Mac had an online rent versus buy calculator that didn’t allow you to input a negative appreciation rate!  Given the few years of depreciation I would think that one of the big GSEs which is practically the entire mortgage market with Fannie Mae would get this one thing right.  Surely after a few days of airing this it would be fixed.  It is not:Keep in mind this is an organization that we now virtually own and has cost us hundreds of billions of dollars with more losses in the pipeline.  Their rent versus buy calculator won’t even allow you to run a negative one percent annual depreciation rate which is absolutely going to happen to Southern California (last month prices fell by over 4 percent!).  No wonder why things are so screwed up.  Even the calculators have denial built into them.

Finally, another fine post came from paris911 on Santa Clarita Foreclosures, Pre Foreclosures, Bank Owned and Real Estate Owned homes, condo’s and townhomes posted back in June, entitled New Foreclosures in Southern California which is also definitely worth a look!

A constantly updated Resource for those of you looking for the Newest Foreclosures posted for sale in the Southern California Area.  This portal updates several times per hour with all of the REO listings. What property types are classified as Foreclosures? Bank Owned (owned by banks) Investor Owned (owned by investors) Flip’s (auction purchased homes that have completed the Foreclosure Process) REO – Real Estate Owned (Foreclosures) Pre-Foreclosures (these are not included here – but have most likely had a Notice of Default posted and are also known as Short Sales The 6 biggest complaints by those that are attempting to only utilize the Foreclosure Listing agent’s are: They told me I could only use them even though I had an agent(totally untrue – this is a breaking of the Rules that govern the MLS and Boards of realtors) They wanted me to write above list price (while a valid complaint – I would want to see comparables before proceeding) I met the agent at an open house that was already in escrow (this is a great question for you to ask next time you are going into an open house – make sure the house is truly available) They never told me that the home was a Flip (this will cut your financing options – you need to know) They told me they had already received offers (while probably true – to do this in order to create pressure on the buyer is a sin as far as The Paris911 Team is concerned) The Listing agent on the Foreclosure told me that I had to utilize their Lender if I wanted the home, then I still did not win the bid (this is a direct violation to the rules – also, you can see that tricks are still being played) Any property that has completed the Foreclosure Process.
